Hotel Biz'Art is a BDSM and fetish house at Uster in the canton of Zurich, about fifteen minutes from the city by motorway and fourteen by S-Bahn, with parking directly outside. Its own pages describe a loft of more than 200 square metres holding a clinic, a laboratory, a wet room, a dungeon, a lounge, a dining room, a kitchen and two bedrooms.

The centrepiece is a small theatre six metres high, built with a steel gallery and spiral staircase, a stage and velvet curtains, theatre lighting and moving lights, and a full-HD cinema with a 5.1 surround system, so that a session can be staged and projected on the large screen. The house lets its rooms rather than running a programme of its own: hostesses receive visitors there by prior appointment, arranged with each of them directly, and the exact address is given when that appointment is confirmed.
